A-Team Services Wants You To Know How To; Clean Your A/C Condenser, Change A/C Filters, And Utilize Other Tips For Air Conditioner Maintenance

A-Team Services wants you to know how to; clean your A/C condenser, change A/C filters, and utilize other tips for air conditioner maintenance.
Of course, you should always refer any serious heating and air-conditioning systems problems such as a defective condenser or a malfunctioning refrigeration system to a trained heating and air conditioning systems technician. But, by simply keeping the components clean we can help prevent most common problems.
Almost all heat and air systems have a disposable or reusable filter in the furnace or air handler cabinet (normally located within or very near the air-inlet side). Some air conditioning systems also employ air filters in the return-air registers inside the house. Replace disposable filters twice a year, or clean a reusable filter according to the manufacturer’s directions.
It is essential to keep the outdoor condenser unit clean and free of all debris. Before doing this, all power to the air conditioning system must be shut off, both at the main panel and at the disconnect box located close to the condenser. Remove or trim any weeds or bushes around the condenser that might impede airflow through the unit. Then use a screwdriver or nut driver to remove the access panels as well as the top of the unit. Because the fan is often attached to the top of the a/c unit, it's important to be careful not to harm the electrical wires connecting it.
Cleaning the blower’s fan blades will assist in helping your air conditioning system operate efficiently and quietly. A rag can be used to wipe them off and scoop up or you may vacuum any debris at the base of the equipment. Tighten the mounting bolts on the motor and lubricate any oil cups on the motor according to the manufacturer’s directions.
Then, use a soft brush and a vacuum to clean the coils from, first, the outside and then from inside the unit. In most cases, there will be dirt and debris caked in the recesses between the fins, and this can be very stubborn to remove. To get rid of stubborn debris, spray on a commercial coil cleaner from the inside (be very careful not to spray the fan or the electrical components). It may be necessary to use a hose with a trigger-style nozzle to blast dirt and debris out of the coils from inside the unit with a strong but focused stream. Once again, be very careful while doing this. Don't bend the fins, flood the area, spray water on electrical components or the fan motor (cover these parts with a plastic garbage bag). Also, be aware that doing this can cause debris to block some of the areas between the fins, so you will need to be thorough.
Next, scoop leaves and debris out of the base of the condenser (if it has a drain, make sure the drain is clear).
