http://www.soldonstevieb.com 1. Are priorities in order? An agent that is willing to drop everything for your listing is NOT necessarily a good choice in the Atlanta real estate market . As a real estate professional for almost 20 years, I set my priorities from the start. I wanted to spend time with my wife and kids, and most importantly with God on Sundays, so Saturdays and Sundays I would not work and the same held true on weekday evenings. At first, I was met with resistance and I even had to turn away sellers that eventually called me 6 months later when their home did not sell. They realized that due to my priorities being in order, I was a much more productive agent and this is why I got the job "done". If you are going to a doctor or even a financial planner, you do not ask them to meet with you in the evening, but rather you take the first available appointment so why is it that in the Atlanta Real Estate Market or any real estate market for that matter, we are willing to expect the Real Estate agents to schedule around the buyer or seller's schedule. Since I pride myself in VIP service, and do quite a bit of pre sale homework with my clients (determining the needs, marketing and advertising strategies for sellers and needs, wants and must haves with buyers), I do not over extend myself. I will not take more listings than my team can handle. In my almost 20 years of real estate experience, I had waiting lists of clients because I would let them know that truly accomplishing their goals was my priority-NOT getting my name in their yard.
This is why the sellers and buyers I work with will work with me on their schedules even though I now don't mind working evenings or weekends since my kids are all grown. 2. Is agent willing to lower the commission? If so, he or she is NOT the right agent. If they are willing to negotiate on their own worth and value, how will they be in negotiating the value of your home? Keep in mind an agent listing your home at 6% is usually splitting the commission 50/50 with another agent and then again paying brokerage and mls fees along with their marketing and taxes which brings their commission closer to 1-2%. Am I willing to negotiate my commission? Sure, I will gladly offer you a 7 or 8% commission so that we can add an additional 1-2% bonus to the other agents thus making your home more attractive to sell.
3. If your home is a short sale, I strongly advise that you ONLY consider CDPE's in this scenario. You can go to the CDPE website and verify their membership.
