As an Accredited Professional educated in the Leadership in Energy and Environmental Design and the owner of Forever Green Training and Sustainable design Irene Santoro is equipped to begin the full reconstruction of her own beach home. The reconstructed beach house will be the first registered LEED project on Long Beach Island, New Jersey. The team that has been assembled to work closely with Irene Santoro consists of Craig W. Brealey, registered architect, and MacGrann Associates, engineers. The emphasis of the project will be to redesign the beach home in order to obtain a gold rating through LEED for Homes from the (USGBC) United States Green Building Association, in combination with a certification from the New Jersey Energy Star Program. The home will meet the standards set by both of these organzations by displaying sustainable practices such as: reduce carbon foot printing, reduce energy and water usage and reduce material waste. Air tight cavities, paperstone counters, tankless hot water heaters and a Xeriscape landscaping design are a few of the design strategies advancing towards making the beach home LEED accredited.
Meeting the particular needs of those living within the home is one of the most important sustainability literacy skills that Irene Santoro has taken into consideration when designing for her home. Irene Santoro has become an advocate of reducing allergens within private homes after she witnessed firsthand how the typical building designs and materials were negatively affecting the lifestyle of her own two children. Ms. Santoro has dedicated much of her time to finding alternative methods of design and construction that help to ease the suffering that many people have due to allergies. The unique approach of improving the air quality and making living conditions more comfortable for those with allergies is a design strategy that Ms. Santoro created known as the Allergy Free Design™. When designing the plans for her green beach home Ms. Santoro took into consideration a myriad of sustainable practices, as well as, her holistic and allergy free design practices. A few elements that can be easily obtained to improve the sustainability of the home are: the paint, carpeting, heat and air conditioning; these materials have been chosen with precision to insure that each product has a high level of durability and non-allergenic. Material awareness is a key element when redesigning a home in a sustainable manor, and Irene Santoro has spent countless months choosing the materials that would lessen the impact on environment.
Taking into consideration the cultural and environmental context of the beach home was also a factor that was brought to the forefront when designing the new beach home. The green beach house meets all the requirements of the CAFRA (Coastal Areas Facilities Act), as well as those of the EPA (Environmental Protection Agency). Full approval has been given by these two agencies, as of March 2011, and the construction of the home will begin in the spring 2012.
