Colorado Front Range Top Selling Builders Capturing Double Digit Market Share Numbers

"New Home Sales along the Colorado Front Range are down in all areas, yet some top selling builders are capturing double digit sale's shares," says David Laffoon of Home Builders Research Colorado.

(Free-Press-Release.com) November 24, 2009 -- In the most recent issue of the Colorado Front Range Housing Market Letter , published by David Laffoon, President of Home Builders Research Colorado, some very interesting statistics were analyzed. Laffoon analyzed several aspects of the housing market dynamics affecting demand for new housing. One very interesting phenomenon pointed out in the Colorado Front Range Housing Market letter was the increased new housing market share that some of the top selling builders are capturing even in the face of substantial sale's declines.

Laffoon noted that, based on the firm's comprehensive new home sales analysis, so far this year "Some top selling builders have experienced double digit declines in new home sales compared to the sale's numbers that were being put up on the board last year. But, even through these actual declining sales' numbers, the top selling builders have been able to retain area market share or even increase market share in the face of sagging demand."

In the recently published Colorado Front Range Housing Market Letter Laffoon pointed out that "In Northern Colorado Journey/JJ Homes was the top selling builder through the first 9 months of 2008 and 2009. In each period, Journey/ JJ Homes had about the same number of sales... 211 sales recorded in the first 9 months of 2008 and 202 sales recorded in the same 2009 period." But, Laffoon was quick to point out that "Journey Homes' leading market share of northern Colorado new home sales recorded in the two year-to-date periods increased from 16.6% in the 2008 period up to an astounding 24.7% share of sales recorded in the same 2009 period. This was nearly a 50% increase in Journey Homes' total market share!"

El Paso County in southern Colorado has one builder that continues to dominate this housing market, with no real challenger in 2009. According to Laffoon, "Classic Homes has a commanding lead in the builder rankings, with a 5.7 percentage point lead over the #2 builder.... a builder who is also in the top tier of the builder rankings in northern Colorado."


David Laffoon also pointed out in the Housing Market Letter analysis that "The real nail biter is in the Denver metro 7-County area, where the top 2 builders in the new home sales rankings are just a scant 0.1 percentage point apart... that's just a difference of 2 new home sales through the first 9 months of 2009!"

Both of these top selling builders in the Denver metro area are "...typically very aggressive, about 'squeezing' as many closings as possible into December and onto the current year's books, some of which may have otherwise closed in January 2010."
