Condominium Connection, a Hawaii wholesaler for more than four decades, is showing early booking trends for 2012 that indicate a strengthening in neighbor island travel and overall room rate increases of around 14 percent for the New Year.
Joseph Fienberg, owner and president of Condominium Connection, says his company’s current booking activity for 2012 is showing Oahu being reserved 32 percent of the time, Maui 50 percent, Big Island of Hawaii 10 percent and Kauai eight percent. In 2011, Oahu and Maui were both at 43 percent while Hawaii was eight percent and Kauai was seven percent. He notes, “This is not to say that fewer people are visiting Hawaii. Rather, there is a greater visitor migration to the neighbor islands, particularly to Maui.”
Fienberg also sees a significant increase in the average daily rate (ADR) for accommodations in the Islands. “From 2010 to 2011, there was an overall ADR increase of 3.5 percent throughout the state,” he says. “From 2011 to 2012, we are seeing a jump of some 14 percent overall headed by Maui at 15 percent, Kauai up 10 percent, Oahu six percent more and the Big Island rising four percent.”
According to Fienberg, the best travel values are to be found at Kailua-Kona on Hawaii’s Big Island with the ADR for condominiums at about $140 per night. With the strong demand for Maui, rates are expected to average about $250 per night in 2012. He does anticipate rates will go higher in the first quarter as demand improves even more and hotel and condo yields increase closer to arrival dates.
