The panel also consisted of a real estate attorney, a residential real estate agent, an attorney for a property developer, and a real estate consultant. The panel discussed the state of the current residential and commercial real estate market, legal considerations in buying and selling real estate, the benefits of working with a real estate agent/ broker, and the impact home staging can have when selling a property

Dazzo discussed how important the condition and presentation of the property is when selling a house or apartment. “Buyers cannot see past your personal photos, your clutter and peeling paint. As a seller, you need to do everything possible so that buyers can imagine themselves living there and fall in love with your home”.

Dazzo stated that every owner-occupied home that is about to be put on the market should undergo a home staging consultation by a professional home stager, who looks at the property through objective, third party eyes. She further discussed vacant apartments and houses. Dazzo stated that every empty apartment or house should be furnished and accessorized so that not only will the photos show well online, but also it will engender emotional connections when the buyer walks into the space. “People buy homes based upon emotion, not logic”, Dazzo said.

Dazzo also cited statistics from the Real Estate Staging Association which found that in 2010, homes that were on the market and then staged, sold in a third of the time that they were on the market before staging.
