Engineered For Better Value, Krughoff Homes Make Custom Living More Affordable

In fact, a recent study from the National Association of Home Builders presented at the International Builders Show revealed the average size of a new single-family home is down. More than half of the builders polled said they would build smaller and lower priced models in 2011, with most newly constructed homes offering 2,000 to 2,400 square feet. Two-story designs remain the most popular, according to the report, but ranches have gained acceptance as well.
To accommodate the shift in buyer behavior, successful builders are re-engineering their floor plans, focusing on ways to make layouts more efficient, flexible and ultimately more affordable. With 2,150 square feet of living space, the two-story Hampton boasts an open layout for maximum flexibility. The kitchen/Great Room arrangement allows for easy entertaining and provides plenty of room for casual everyday living. Off the kitchen, a dining area with optional sunroom type windows creates a cozy nook for daily meals or intimate dinner parties. Upstairs is a very large master bedroom with luxury bath and spacious walk-in closet along with two auxiliary bedrooms, a full bath and convenient laundry room. A loft can be converted into a fourth bedroom.

The emphasis is on family areas in the 2,300-square-foot two-story Newport, which has four bedrooms plus a first-floor study and 2-1/2 baths. The large kitchen flows into the dining area and then into the Great Room for a spacious everyday living zone that invites household interaction. The study may be converted into a guest room with adjoining 3/4 bath. Upstairs, the master suite includes a luxury bath with an expansive walk-in closet. Three additional bedrooms, a large hall bath and laundry room make for a well-planned second floor.
The1,600-square-feet Essex is one of Krughoff’s new ranches. It is filled with amenities for enjoyable living, including a cook-friendly kitchen with center island that unites the space with the adjoining Great Room and eating area; a formal dining room or study with elegant ceiling detail; and a luxury master suite with private bath. Showcasing its customization abilities, Krughoff offers a third bedroom, expanded laundry room, and power room options.

For entertaining family and friends, the Bradford is the perfect plan. This single-level home offers 1,740 square feet of space with the kitchen and adjacent Great Room as the focal point. A study creates a place for personal time. The luxury master suite provides privacy with its own bath and walk-in closet. A second bedroom and full bath complete the home. An optional second floor with two more bedrooms and a full bath are available to allow up to five bedrooms and 2,200 square feet.
The optional second floor in the Bradford is just one example of Krughoff’s custom building skills. The builder is known for its willingness of personalize each and every home it constructs.

For all of its floor plans, Krughoff shows a number of optional layouts—from bonus rooms that turn into secondary family rooms or play spaces for children to extra bedrooms for visiting guests. Having established options pricing helps keep costs in check and many times, these options are all the client needs to create the perfect home. However, the company will also make more elaborate modifications. Krughoff is willing to make the changes that many other builders will not, including moving walls.
