I am no longer a Mortgage Banker, but I was one for almost 20 years. Now I am a Realtor and practice ONLY that as the mortgage business changed too much and it was just too difficult to get a loan approved for financing. However, I have found a local financial institution who will go above and beyond and approve a loan that is less than perfect if the loan has some "merit" to it.

This lender will possibly offer financing for the following situations:

*Bankruptcy--must be one month discharged!
*Foreclosure--must be one month from the Trustee Sale date
*Fico score under 620--should have recent good credit and open tradelines.

What is the catch you ask? There really isnt one, but please know that this lender is looking for "compensating" factors, such as good reserves in a saving, other income and other assets to be considered. This loan typically requires 20% down, but the lender sometimes can make exceptions for better or worse!

As a disclaimer, please know that I am not the lender, so I do not state their exact guidelines, but there is now hope for those with lower credit scores, bankruptcy and foreclosure! If you have been thinking you will have to wait a while now until your financial situation improves or you meet the 2 year requirement, think again as you may now be eligible for mortgage financing even with your less than perfect credit. Also, the lender sometimes adds 1% on top of the rate to the current market rate. So, for example if the rate is currently 4.25% (4.95 APR) the lender might offer a rate of 5.25% (6.10 APR) still not a bad rate!!
