Innovative Developers Inc. hired to bring development concept
to owners of historic Fort Worth Public Market
Fort Worth, Texas – Bowen Properties has chosen Innovative Developers, Inc. (IDI) to lead a team to conduct a Phase I study of the Fort Worth Public Market at 1400 Henderson Street. The Public Market property, constructed in 1930, is listed on the Texas and the National Register of Historic Places and is considered one of the most significant endangered historic buildings by the City of Fort Worth.
In its Phase I study, IDI will present a redevelopment concept for the Public Market, which will include marketing opportunities and economics of renovation. IDI has chosen Michael Bennett and James Toal of Gideon Toal to prepare the planning and design portions of the study.
“We saw an opportunity and approached the owners with our ideas and our 40 years of success in Fort Worth. They liked what they heard,” said IDI President and CEO Glen Hahn. “We’re on the threshold of launching a single-use project at an exciting and visible location with great access. Gideon Toal has a history of successful planning and design and we’re thrilled it will assist us.”
The site includes a 19,000 square-foot main building and an adjacent building of 15,000 square feet. Nina Petty, Vice President of Strategic Real Estate Services for IDI, said options include strategically positioning the project as a single-use headquarters facility or possible single-use tenant for general office, retail or medical purposes. The Public Market sits at the southwestern edge of downtown and at the entrance to Fort Worth’s Medical District. It has excellent access to I-30, Lancaster Avenue, Henderson Street and Summit Street.
Principals of Bowen Properties (the estate of the late Fort Worth transportation pioneer, R.C. Bowen) are enthusiastic about working with the IDI team to begin redevelopment of the property.
The Public Market, designed by B. Gaylord Noftsger, has a Spanish Colonial Revival style with a prominent, landmark tower at the entrance and smaller towers at two corners of the square-shaped main building. Glazed terra cotta tile and stained glass add to the detail of the design. Since 1930, the exterior has undergone little alteration.
R. C. Bowen of Bowen Properties bought the Public Market in 1944.
