GHO Homes ready to build in three Vero Beach communities

INDIAN RIVER COUNTY — Bill Handler has seen his share of ups and downs in the real estate market, but his hard work and commitment to the industry have paid off.
After six years, Handler has relaunched GHO Homes and is focused on building new homes in three Vero Beach communities: Fieldstone Ranch, Trillium and Stoney Brook.
Although Handler's business has taken him all over the state, he said he thinks Vero Beach is a special town. "It is its own little island, and has always been private. We've understood the market and its small group of Realtors. Vero still hits the same trends as in other parts of the state, but you have a sense that you can keep moving."
In June 2005, the family business was booming and GHO Homes sold its entire operation to Woodside Homes in Utah. Handler ran a division for Woodside in Florida and witnessed the real estate decline from the eyes of a manager versus an owner. In November of last year, he had the opportunity to buy back his business and remaining land investments and did so.
He attributes much of his success to his father and to being able to work with the same team of eight to 10 people for a number of years. Two of his Vero Beach project managers have been with him 15 years and handle the day-to-day construction needs.
According to Handler, the biggest challenge has been adjusting to the market. "You used to have the sense of what was next, but that's not the case anymore. We've always been nimble, and we have to use that to our advantage."
GHO Homes are offered in a number of price points and Handler says that his ability to offer customized solutions to buyers helps his business.
In addition, GHO Homes offers "a year to close," where buyers can lock in on a price and move into their homes a year later. Handler said this is especially helpful to people who know they will be retiring in a year.
Handler's goal is to continue to expand and remain in a strong cash position. GHO Homes has bought the remaining lots in Lake Tangelo and Cambridge Park and has interest in several other Vero Beach communities. In addition, Handler is one of two builders in the planned community of Tradition.
"People have to trust you and you have to do what you say every time," said Handler.
He says that keeps customers coming back.
