In 9/09 we were notified of a "Nearly Bankable" Senior Loans and and Note Purchase Financing program (both distressed and performing) which includes
(a) bridge loans for maturing CMBS
(b) assets in lease up with above market vacancy
(c) construction loan take outs
(d) purchase of commercial REO property & cash outs
(e) financing note purchases

Fees are lower than hard money sources and varies by deal. Asset classes considered include; office, industrial, retail, multi-family, self-storage, and healthcare. Single asset loans range from $1-10M. Larger financing amounts offered for M&A of multiple asset loan pools. Loan terms range from 6-24 months and geography is nationwide.

Second source offers a Distressed Residential Lending Program for both acquisitions and post M&A recapitalizations. concentration is on small to mid-size residential SFR & condo REO portfolios that could be rented. Nationwide bridge loans are to 70% LTV and can close in "as little as 7 days". Loans range from $750K to $7.5M. Doesn't do 2nd lien mortgage pools but will consider trustee auctions.

Third source has a Distressed Debt Division that does acquisition of non-performing notes of commercial real estate like apartments or mixed-use retail. They offer attractive LTV's on purchase price. Will consider 1st mortgage, mezzanine and 2nd mortgage debt of both single assets or portfolios. Preferred minimum size of $10M on 1st's and $2M on 2nds or mezzanine debt. Will consider REO's or NP paper.
