HAFA Short Sales ease the pain of foreclosures

The Watson realtor is also an expert in the new federal program called Home Affordable Foreclosure Alternatives or HAFA.

“This is a great program; it allows the homeowner to use a realtor who will work with the bank to sort out the sale the property,” said Koutnik.

Jacque Koutnik said this allows the homeowner to avoid foreclosure and the black mark of a deficiency judgment.

“The homeowner actually receives $3,000 when the sale is completed,” she said.

Even if the homeowner decides to give the bank a deed in lieu of foreclosure – meaning signing the home back over to the bank – HAFA will still give the homeowner the $3000.

But victims of mortgage fraud do not qualify for HAFA. Kerry Jackson said a person who claimed to be his attorney had his home refinanced and left him stuck with the new mortgage.

Jackson has filed complaints with a number of state agencies but he has a foreclosure hearing scheduled for July. “It is a summary judgment hearing,” he said.

He would like to stay in his home but has been fighting this battle for four years.

Koutnik said while Jackson would not qualify for the HAFA program, she is willing to contact the bank or lender/investors on Jackson’s behalf.

The other guidelines to qualify for HAFA Short Sale include a limit on the unpaid balance. it can be no more than $729,750.
