HAWAII COMPANY DEVELOPS LANDMARK PLAN FOR ECO-FRIENDLY MOTORSPORTS SUBDIVISION

Planned subdivision above the Kona Coast will create a home for dedicated motorsports enthusiasts, and provide a venue for sanctioning bodies to host local, national, and international events.

Kona, Hawaii November 15, 2009 -- Kona Coast Raceway Estates, LLC is actively seeking investors for the development of an energy independent property subdivision dedicated to motorsport pursuits. The development is slated to feature a motorsports country club, a 2.5 mile road course (built to international sanctioning body standards), an infield motocross and off-road track, driving school and race shop, and paved areas for autocross use, kart racing, and driver development.
Approximately 100 estate parcels of 5 acres each will be available for purchase. Similar to fly-in subdivisions, this new development will provide racers with a dedicated space to live and play, and bring amateur and professional motor racing to the state of Hawaii. Landowners, investors, and country club
members will receive preferential access to the motorsports facilities. The property is located on the slopes overlooking the Kona coast, at a comfortable elevation of approximately 2500 feet. This location receives abundant sunshine, regular breezes, and moderate rainfall resulting in ideal conditions year-round.
Kona Coast Raceway Estates was conceived from the beginning as a green project. Sensitivity to cultural and ecological issues is paramount in Hawaii, so zoning for the area will remain agricultural, which will ensure the preservation of greenspace, and limit the number of structures. The CC&Rs of the subdivision will require environmentally friendly construction techniques, and encourage energy efficiency while minimizing impact on the existing landscape.
The managing partners of Kona Coast Raceway Estates, LLC have researched the feasibility of powering the racing complex utilizing renewable energy technology. With NELHA (Natural Energy Laboratory of Hawaii Authority) in close proximity along the Kona coast, state of the art solar energy generation has been developed that could be utilized to not only provide power to the racing complex, but to the entire subdivision. In addition, utilizing biomass conversion will give the site the flexibility and redundancy necessary to remain energy independent. The privately owned facilities would be located on-site.
