Las Vegas, Nevada—November 14, 2011—According to a recent report put out by Applied Analysis, the answer is a resounding, “Yes!”. The U.S. recession and daily stories of startup and refinance struggles have severely added to the perception that the Las Vegas Real Estate Market is dead. Reports and publications have continually pounded the Buyer, Owner, Investor market that the Las Vegas commercial & residential real estate market has been decimated due to current economic troubles and investment properties have lost much of their value.

The Commercial properties market in Las Vegas trails the residential market by about 2 years, and commercial foreclosures and short sales are hitting the market now, yet some commercial property owners are in a state of shock and don't believe that their investment properties have lost most of its value. This is the reason for some crazy asking prices such as one million per acre for industrial land in North Las Vegas. As of July-2011 the vacancy rates for Las Vegas commercial properties are as follows:
1. Las Vegas Industrial space vacancy rate = 35%

2. Las Vegas Office space vacancy rate = 45%
3. Retail Space vacancy rate = 40%

Thus expect to get a vacant property which you may have to repair prior to leasing.
