What to look for in an ethical Naples property management company:
1) Uses licensed and insured vendors for all repairs.
2) Verifiable licenses for the repairs that are to be completed. (e.g. contractors licenses are needed for repairs in Collier county for: painting, carpet replacement, drywall, etc).
3) Upon request, any vendor should provide you a standard list of fee's and how their charges are billed for any job they complete.
4) If the company hires 1099 subcontractors, each contractors licensing should be proudly displayed on the bill.

5) Broker(s) and/or Principals of your management company do not own or have an interest in any company providing services . If a Broker/Principal owns a company that is a licensed/insured vendor, this relationship should be disclosed to you upon the initiation of your Naples property management services.

What to look for in an unethical Naples property management company:

1) Brokers/Principals of the unethical management company will own or have an interest in the company doing repairs on your home (conflict of interest). Is this illegal, maybe not. But this is an ethical challenge that you, as the property owner, do not want your management company dealing with. Ask yourself this question: How can my management company always do what is best for me (fiduciary responsibility), if the property management company's Broker(s)/Principals are benefiting/losing from the services provided by the other company?
2) Unethical property management companies will have unlicensed and uninsured vendors and or subcontractors doing work in your home.(Unlicensed contracting is a felony in the state of Florida)
3) Unethical property management companies will have will have licensed companies perform work outside of their license. (e.g. contractor with a handyman license will paint your home) This breach of licensure will nullify any insurance that may be carried by the vendor and will put you, the property owner, at risk for lawsuits and/or fines from the city/county/state.
