North lettings agency moves up the property ladder

“Lets Manage”, which looks after a growing portfolio of more than 100 properties in Northumberland and Newcastle, has re-located to modern offices at Ashington’s Arch Enterprise Centre.

The decision to abandon its town centre base in favour of an out-of-town location is good news for the company, which gets most of its fresh business by phone and internet, said partner Andy King.

“Our unique selling point is that we combine in-house building management, debt collection services and property letting management to offer our clients total peace of mind. The new offices mean we are able to reduce our overheads so we can give even better value for money.”

Lets Manage was set up by builder Andy and Virtual PA Susan Edwards when they shared an office for their respective businesses. They soon discovered that their business skills complimented each other perfectly leading to the formation of the property management company.

“One area where we’re seeing a growth in business is from families whose elderly loved ones have moved away from independent living into care or retirement homes,” said Susan. “Rather than sell their old home, their families make a regular income by letting it to help with the cost of the care they need.”

Builder Andy carries out monthly external and quarterly internal inspections of all his properties and can act on faults immediately because of his own building maintenance skills.

“That’s the real advantage that we have over some agencies which have to outsource building maintenance. When something goes wrong we can act straight away,” said Andy. “Last year during the heavy snow, none of our tenants had to suffer from broken gutters as our team sorted it out before the weight of the snow became a problem. This meant that our landlords had no hassle with insurance companies or angry tenants.”

As well as 24/7 property maintenance, Lets Manage also offers a tenant finding service and tenant management service, including debt collection.
