Oakville Ontario Home Sales Statistics - April 2010

(Free-Press-Release.com) May 10, 2010 -- The Oakville, Milton & District Real Estate Board has released it's April 2010 housing statistics. Here is a simple breakdown of what is happening in the Oakville marketplace.
April 2010
Number of home sales - 372
Average days on market - 23
Average Sale Price - $560,485
Median Sale Price - $485,165

Summary:
The number of home sales was up 20% over April 2009, where the recorded number sold was 310
The average sale price was up 11% from the April 2009 price of $504,818

The median sale price was up also 11% from the recorded median price of $435,000 in April 2009.

Year To Date:
Home sales in Oakville from Jan - April 2010 were up 55% over the same time period in 2009
Average sale prices were up 20% over the first four months of 2009 and median prices were close behind with a 19% increase year over year.

This is all good news for Oakville real estate. We are seeing more homes coming on the market so there is more selection for buyers. Many homes that are priced to sell and show well continue to sell over list price with multiple offers. Buyers don't feel as pressured to buy but those who have locked into mortgages at the lower rates must purchase before their guaranteed rate expires.
