Park Ten Business Park Celebrates 32 Years in Delray Beach

Surviving several economic downturns, the company has continued to grow, adding new sections to the industrial warehouse complex.

(Free-Press-Release.com) August 5, 2011 -- DELRAY BEACH, Florida—In today’s economy, it is unusual to find a business that has survived more than three decades—much less in the same location. But that’s just what the Park Ten Business Park, a light industrial warehouse complex, can boast.

Founded in 1979 by Joseph Carosella, Michael Bianchini, Donald Berlanti, and Richard Berlanti, the business has been in the family for four generations with three generations still actively participating in the business. According to Joseph Carosella, General Partner, “Maintaining a business for three decades is a challenging undertaking in any industry and it requires the ability to not only adjust to changes but also to customer needs.”

Park Ten has an impressive list of tenants, some of whom have been with them for decades. One of their tenants, Tamiami Tile, has been in the complex for 30 years. They started with 3,000 square feet and now have 15,000 square feet of space. Another tenant, Orkin, had a structure built for them and has been a tenant for 20 years. Helmet City, a national supplier of lightweight cycle headgear, has been in the Park for 8 years. Park Ten is not only home to established businesses but it is also an incubator for new businesses as well.

Michael Bianchini, General Partner, commented, “I am very fortunate to be surrounded by such talented and dedicated employees without whom none of our growth would be possible. Our team has worked diligently to develop and maintain meaningful customer relationships that are truly the recipe for our success.”

During the recession in 2007, Park Ten lost some of their tenants and they had vacancies for the first time ever. But as a sign that the economy is beginning to change, they have signed five new leases in the last six weeks.

Christina Morrison Pearce, the exclusive owner agent for Park Ten states, “The Park contains nine buildings totaling more than 270,000 square feet—that’s more than 6 football fields. The buildings are built like bunkers—all concrete—even the roofs. It’s hard to believe that Park Ten is just one mile from Atlantic Avenue in Delray Beach and two miles from the beach. And there is an onsite management and leasing office, so if there is a problem, they can take care of it for their tenants immediately.”
