This report should adhere to the AAI Rule set forth by the EPA and ASTM Standard E-1520-05. Phase 1 Environmental refers to the process and report of doing a historical records research, environmental agency review and inspection by an Environmental Professional, as defined by the United States Environmental Protection Agency. Typically these reports are supervised and certified by Professional Geologists or Professional Engineers.

Phase 1 Environmental has been around for almost 30 years and should be engaged when purchasing commercial or industrial properties. Some residential real estate transactions benefit from this report, as items such as: adjacent contaminated properties or underground heating oil tanks make affect the value of a property, or in worse cases, create additional liability.

Phase 1 Environmental Studies are essential if the previous use of the subject property is unknown or if other sensitive previous uses are suspected, such as: dry cleaners, gas stations, industrial, machine shops, manufacturing, chemical storage and other uses that could cause environmental liabilities.
