Phase 1 Environmental Site Assessment reports are conducted as part of the due diligence process during a real estate transaction. This report should adhere to ASTM Standard E-1527-05.

Phase 1 Environmental Site Assessment reports are conducted as part of the due diligence process during a real estate transaction. This report should adhere to ASTM Standard E-1527-05. The Phase 1 Environmental report is conducted by an Environmental Professional as defined in the AAI rule setforth by the United States Environmental Protection Agency. Phase 1 Environmental is a common term used in the commercial and industrial real estate industry that includes a site inspection, records review, owner interview, database review and agency review.
Phase 1 Environmental is the initial report that is conducted to determine if Recognized Environmental Conditions (RECs) exist at a property. If the Phase 1 Environmental study finds RECs, then a Phase 2 Environmental report is typically performed to determine if a significant amount of subsurface contamination exists at a site. Phase 2 studies will then utilize drill rigs, hand auger and monitoring wellls to collect soil and/or groundwater samples for laboratory analyses. If the lab results exceed federal, state or local cleanup standards, the remediation or Phase 3 may be required.
