House hunters have access to more information than ever before and home sellers and real estate agents have more tools to reach those sellers.

The Capital Region Multiple Listing Service states that it has been approximately 15 years since listings appeared on the web, which has changed the landscape of real estate dramatically.

Websites such as Realtor.com, Trulia and Zillow offer applications for smart phones that allow a user the ability to search for a home based on neighborhood, school district or price range and then conduct a search on everything available within those parameters.

A good part of the appeal of these phone applications are how user friendly they are and how many nifty tricks they offer! On an application offered by Zillow, a home buyer can walk around a neighborhood, see a house with a “For Sale” sign and research how long the home has been on the market, how many times the price has been reduced and look at available houses nearby. Realtor.com says its app has more residential and commercial real estate listings - reportedly more than 3 million – than any other app in the country. When viewing a home, you’ll see multiple photos, get pricing and open house information – all for free!

With Wikihood, you can get a mini-tour of most any neighborhood in the country and learn everything from the history of the area to the companies in that immediate vicinity. With the Walk Score app, it give a home a score of up to 100, based on residents ability to walk to such things as banks, groceries, parks, etc. The higher the score, the more walkable the neighborhood.

When looking hard at a home, a mortgage calculator app is available to help compute the monthly rate, the price per square foot and an amortization schedule. Wondering if that grand piano will fit in the living room: Photo Measures is an app that lets you take pictures of a room and then save the measurements on the photos.
