As most of you know, the Italians themselves seem to leave it until the last moment before they reserve accommodation. We receive enquiry's literally the day before the holidaymakers plan to arrive, so its very important that we have the right people in our team, who are ready to prepare an apartment/villa at a moments notice. Equally its just as important to have an Italian speaking member of staff as part of our team, when we have an email with a contact number, then we try to contact the person by phone when possible, it's a whole lot easier to answer any of their queries on the phone and secure the booking for our clients.

Both Tom and myself have a number of years experience in property management, real estate, marketing and rental management.

I managed apartments in Andorra and also Spain. One of the key elements in rental marketing is to scrutinize which way the market is going and to always try and keep your finger on the pulse. For instance 2 areas where we are now securing confirmed reservations from are Malta and Canada.

We have welcomed a number of clients from Malta this season and it's clear why, when you consider that it's only a 40 minute flight to Reggio and then a 50 minute drive to Tropea.

Calabria has also become very popular with the Canadians this season, with direct flights from Toronto. Also a number of Canadians and Americans have ancestors in Calabria and they come to find out more information on where their family originated from.

If you plan on marketing your apartment/villa then we would strongly advise to have your property well represented by the use of photos and have a detailed and honest editorial. Market your property on as many portals as your budget will allow. If you don't want to have the inconvenience of having to reply to loads of emails or to have to manage a large number of availability calenders, then employ the services of property management company who are capable of offering such a service.

a.) Check out how many properties they have on their website.
b.) Make comparisons between other companies.
c.) Check out their current representations of their clients properties on their website. Do they show availability calenders, do they show photos, do they give information on the area, do they show rates, do they allow for other countries/languages?
d.) Check out their 'availability calenders' per property and see for yourself if the calenders are adequately reserved for long periods over the season.

e.) Check out their page rankings and where they are positioned in such search engines as Google, MSN, Bing and Yahoo. The higher their rankings, the more hits they get to their website, resulting in more enquiries.
f.) Is there website easy to navigate around, friendly to the eye, no flashing objects, non applicable adverts, is there rental/letting section easy to see, are you constantly been navigated to other sections/weblinks before you actually find what your looking for?

We always do our own 'meet & greets', we feel it's very important to create a first impression for our/your guests. We do our best to make their experience in Calabria a very enjoyable time for the guests and their families, after all it will enable you to secure more repeat bookings and concrete referrals. The more referrals and repeat business you get will enable you to reduce your marketing spend year after year.

We really enjoy meeting people, it's a part of our job which we really enjoy. It's great meeting new people every day, from different parts of the world, with different stories and all with the same goal, to enjoy themselves and to relax.

I can honestly say that this season we have not yet greeted one holidaymaker that did not enjoy their time in Calabria. It's a very positive time and things can only get better for anyone who has invested in a property in Calabria. In approx 5 more years, I personally feel the locals and small businesses will adapt more to the influx of tourism and Calabria will become one of Italy's top tourist destinations. After all such places like Tuscany resembled Calabria at some stage or other, now look at property prices and property rental prices in Tuscany!!!!!!

All we need now are more direct flights, but with Monarch kicking things off from April the 1st of next year, more will follow..........
