Here�s how the program works: an Independent Business Owner (IBO) under terms and conditions specific to this program purchases the subject property. It is then Master Leased to Responsible Home Ownership for the benefit of the potential Owner/Tenant.

The potential homeowner enters into a Lease Option contract with Responsible Home Ownership and has 2 years to correct any deficiencies and exercise his option to purchase. His Option Deposit can be an outright gift under the Responsible Home Ownership down payment gift program.

The IBO will earn a substantial return on his investment with the security of knowing that he is secure at all times by being on title of the property. He is not charged a franchise fee and his investment is handled by the Title Company or Closing Attorney. The IBO approves all aspects of the transaction and is insured by Title Insurance and a Home Warranty. Responsible Home Ownership, Inc. dictates terms in accordance with their formula for success.

The Real Estate Sales persons get paid the usual commission at the front end of the lease purchase period. The Mortgage Originator converts his turndowns into deals. He will originate 2 loans and earn 2 fees, one at the time of initial acquisition and the other at the time the tenant exercises his option to buy.
