Albuquerque, NM: The Justice Department, along with the Federal Trade Commission, are preparing an antitrust case against the National Association of Realtors for illegally adopting practices intended to prevent Internet-based discount real estate brokers from competing against them.
"Don't let the National Association of Realtors tell you that you can't save money on traditional commissions and fees," warns Mark Brady, Owner/Agent of Ready Real Estate in Albuquerque.
"The Justice Department and the Federal Trade Commission want you to have wider access to home listings and an easier time negotiating fees that are often as high as 8 percent!"
Ready Real Estate is a full-service Internet-based real estate brokerage company new to the Albuquerque area. It pays its clients a 1 percent cash back rebate when they buy a home using a local Ready Realtor.
"But be sure to find an on-line brokerage firm with no hidden fees," explains Dawn Langdon, Albuquerque's Senior Ready Real Estate Agent. "Customers should know up front what services they provide in exchange for their lower commissions. Clients should never need to beg to get the best deal like they have in the past with traditional real estate companies."
Ready Real Estate offers full service listings at only 4.5 percent. This includes a full 3 percent paid to a buyer's agent to help attract buyers and agents to a home. This leaves 1.5 percent to Ready Real Estate.
Ready Real Estate then lists the property for sale in the Multiple Listing Service (MLS), provides a market analysis of the home, supplies yard signs, full color brochures, open houses, listings in major real estate websites, and a comprehensive marketing campaign including Internet advertising.
This last feature is important when you consider that 70 percent of all home searches begins on the Web according to the National Association of Realtors itself.
"Not all online brokers are the same," reveals Langdon. "Some charge a fee to subscribe to their website, and additional charges just to list your home on the MLS. Then, they give you only minimal services."
"We don't do what is usual and customary in real estate," says Brady. "While our fees are lower, our service is better than what many traditional and on-line real estate agencies provide. Our agents are there to help with every aspect of the real estate transaction, from listing to closing, and more!"
"With the Internet, consumers have more control over the home buying process--and more choices. We reward clients by giving them back 1 percent of their home's purchase price just for choosing to do business with us," says Langdon.
"For the National Association of Realtors to attempt to take away those choices," concludes Brady, "is just un-American."
