With interest rates rising and house and land prices falling in some areas between Sydney and the Central Coast of NSW, some sellers like Lucas Property Group are being forced to accept low prices.
Managing director Ralph Lucas says that his property development group is being forced to offer house-and-land packages on the Central Coast at rock-bottom prices.
Lucas says, "We are catering to a smaller market of buyers who know they can take advantage of lower prices while interest rates remain high.
"Those buyers see high interest rates as their opportunity to buy at reduced prices while the market is in decline," he says.
"To further cater to these buyers, we are offering to fully finance them on no deposit, which puts them in an even stronger buying position."
Lucas Property Group is offering new, four-bedroom homes on land at San Remo beside Budgewoi Lake on the Central Coast for $292,500.
Beechwood Homes is building these houses on nine lots available at Highview Estate.
Raine & Horne is selling the house-and-land packages.
A director of Raine & Horne Charmhaven, Geoff Bushnell, says, "These house-and-land packages at Highview Estate are selling at rock-bottom prices.
"They offer exceptional value for money - the cheapest new-house-and-land packages on the Central Coast.

Bushnell says retirees and first-home buyers from Sydney are expressing particularly strong interest in the house-and-land packages.
He says investors are showing interest in lots selling at $151,740 at Highview Estate, particularly as there is no time limit for building on the land.
Ralph Lucas says, "Houses on these lots could return $300 a week in rent on the present market as there is a shortage of houses for rent on the Central Coast and in Sydney and rents are rising."
