In this example, by the way, for purposes of education, if you invest $23,000 let's say it is a Florida home that the owner foreclosed and the city offers me a rate of return that is guaranteed. Let's say I do all the searches and background work and find the property to be a lovely home in a great hood. Let's say I approve this transaction so you put $23,000 into it and in 6 months you are expecting your $23,000 plus 12% interest. You get back $2760 plus your original $23,000. NO MATTER WHAT, you get back your original principal plus 12% interest. IF the deal ends up with the State giving me the property and the $2760, I STILL give your principal and interest to you, that is $23,000 plus $2760. That was our deal. I will cover it. BUT I will also deal with the property I just received, mortgage FREE, owned outright. I will sell it below market, to move it quickly. I just received a home worth $325,000 that cost me $23,000 (because i gave that back to you, this comes out my pocket, gladly) so I own a home with a market value of $325k-$23k=$302k value to me. I list it for $240k, that is 20% under market to sell it quickly. after I pay the broker to sell it ( i am not going to go there. I have done enough work already! I pay a broker) I net $210,000. well that was hard work, but I am happy! If you are a regular, you keeping your money going, you will receive a share in this deal. That is an EXTRA BONUS in addition to your principal and interest you earned on your smart decision. This rewards those that keep me busy. My work involves a good amount of up front research.
Another very FUN EXTRA: Sometimes a home owner OR the mortgage company pays off what taxes are owed on the property. Then you STILL get back your promised rate, EVEN if it happens within, let's say a week. Let me put it simply...
