(Free-Press-Release.com) January 22, 2008 -- Check out the real estate market and you will quickly realize you need some help in the decision to sell your home, whether you want to do it now or sometime in the future. Either way, you need to consider what a New York real estate appraiser can do. New York is a unique market, of course, so you will need all the help you can get in order to make the first right step in the real estate process.

What an Appraiser Will Do

In many cases, an appraiser is assigned to your home by the lending company involved in the deal. It’s the appraiser’s job to assess the value of the home before an agreement is reached. That way the seller, the buyer, and the lender know how much the home is really worth and know they are getting a good investment or return on their money. As part of the deal, you are also allowed to get your own New York real estate appraiser to see what the true value of the home is, or to double-check an appraisal, before you sell.

How an Appraisal Can Help You

A New York real estate appraiser will come to your home and check out how big it is. They will measure it from the outside and come up with an accurate reading of the square footage. They will not take into account anything you have inside your home. The appraisers, though, will add any renovations you have made. If the appraisers don’t notice your renovations, be sure to point them out while they are in your home for the appraisal.

The New York real estate appraiser will be in your home taking notes and filling out a standard form as part of the value assessment. After the appraisal, they will investigate the neighborhood, in order to find out what other, similar homes have sold for recently as well as the number of homes sold in your neighborhood over the past year. With this information, the appraiser will create a report for you and the lender that you can see and find out the true value of your home in the current market.

What an Appraiser Can Do For a Seller

The real current market value of your home gives you many options to choose from. You can list your home for that price (or higher) and hope that buyers will take it at that. Or you could hold onto your home if it has a high value and try to cash in later. And if it turns out your home has a low value
you may have to do some renovations to pump up the value to the buyers.
