Getting Into the Real Estate Appraisal Business
The market demand for real estate appraisers is high and important. The real estate market is hot, more and more people are out there looking for a place to call home. Rising housing prices and seller control are raising the need for appraisers, too. When people are looking to get an accurate assessment on the value of a home or a property and to get loan for the home purchase, the job of a real estate appraiser is key to the entire process.
What Education Do You Need?
If you want to become a real estate appraiser, you should to be aware of the real estate market, whether the marketing of it or the selling of it. But neither is absolutely necessary. With the growth of the need for appraisers, you should seek out a local class or community college course to get certification. These classes should be easy to find and will give you the information you need in order to learn about the local market. You will need to be tested and certified in the position in order to establish credibility in the housing market and with local real estate companies.
Getting Experience
After education, it’s important to get on-the-job training as a real estate appraiser. If you want to take another route, you may want to look into shadowing a real estate appraiser who is already in the business. With this sort of mentor, you can have a guide to the first steps into the profession and turning it into a full-time job. Check with local appraisal organizations to see if you can get with a current or retired appraiser.
How Do You Find Jobs?
If you work with a mentor or real estate agency, you will improve your chances for a job in the area. Another way to search for work is to find businesses that employ appraisers only. This will help in the search for clients at first as you put together a client list and get more business. Some appraisers like to work on their own as their own employee. This is tougher to do, especially if you are new to the market.
The money for a real estate appraiser is good in today’s market. Because it’s a high demand job, some appraisers make six-digit salaries. When you start, it will be much lower until you get steady work and clients. Many appraisers work on commission, depending on the value of the homes.
Real estate appraisal has job security as in the long term, the housing market will continue to need appraisers, even if the market goes into a downturn.
