Las Vegas -- Designed by KKE Architects of Nevada, Pavilion is a new, six-story, Class A office building occupying a prominent location on Charleston Boulevard in the Summerlin District. The Southern Nevada chapter of the National Association of Industrial and Office Properties (NAIOP) honored Pavilion with a 2008 Best Office Building of the Year Spotlight Award.
Completed in November of 2007, Pavilion’s offices were 95% occupied less than four months later. Its average rental rates are $2.85 per square-foot modified gross, which are 20% above the proforma. “Although the Las Vegas’ office market is tightening, Pavilion’s high quality materials and upscale design set it apart from the competition,” says Howard Thompson, KKE’s managing principal.
“We had no intention of blending in,” he emphasizes. “There was never a question of providing a superior building that would prescribe the highest standard for future development and establish the architectural tone for a whole new neighborhood.”
Clad in honed and split-face travertine, Pavilion features a distinctive green-tinted, low-E glass to optimize energy efficiency. The steel and glass canopy at the entrance provides both shading and a dramatic design element to the 154,000-square-foot facility. A large balcony at the sixth floor presents picturesque views of Red Rock Canyon. Mature palm trees and landscape materials surround the building and parking area.
Pavilion’s appeal has attracted such notable tenants as Station Casinos, Inc.; Fertitta Enterprises, Inc.; City National Bank; UBS Financial Services, Inc.; TD Ameritrade, Inc.; Hill International, Inc.; Lawyer’s Title Insurance; and Avery Brooks & Associates.
As the property management company, Gatski Commercial Real Estate Services’ president Frank Gatski said, “We see this high rise, Class A office building as a shining star in our company's portfolio."
Charleston Pavilion, LLC served as the building’s developer and Whiting-Turner Contracting Company was the general contractor. Recognizing the entire building team, Pavilion was awarded the Southern Nevada Chapter of NAIOP’s highest honor as the Best Office Building of the Year.
Pavilion is situated on 6.56 acres of Summerlin Centre’s 400-acre community being developed by The Howard Hughes Corp. to include office buildings, condominiums, homes and shopping within close proximity to the I-215 Beltway.
