(Albuquerque, N.M) – A new book, “Getting the Best Deal When Selling Your Home” (Albuquerque, New Mexico edition), is hitting stands at an apt time – as home sellers across the county face the challenges of a down market.
Authors Linda DeVlieg and Ken Deshaies, Realtors®, have had their easy-to-read, 162-page book published (Gabriel Publications) just in time to help Albuquerque homeowners get the greatest return on the sale of what’s probably the largest investment they’ll make in their lives – their home.
“In ‘Getting the Best Deal When Selling Your Home,’ we not only share our own experiences, we’ve interviewed leading experts from around the country to get the best ideas and practices currently being used,” DeVlieg says.
Going it alone, or not
While discouraging it, the book provides important suggestions for homeowners who are considering going it alone and presents the important questions that need to be asked over the course of the solo sales process.
For those who opt to go with a Realtor®, the book furnishes sellers with a soup-to-nuts explanation of important criteria – what to look for in credentials, training, technological know-how, licensee requirements (as relevant to New Mexico), commission considerations, etc.
The real worth of a home
The book takes a look at how to properly determine the value of a home – the two major methods being with an appraisal and/or market-value analysis.
“Although an appraisal is usually done by the buyer to satisfy lending requirements, it can also be a worthwhile investment for a seller because it is the best way to determine your home’s most precise value,” Deshaies says. “A comparative market analysis is an estimated value of your home, based on the sales price and similar attributes of other properties in the area.”
Selling in an up or down market
The section on selling in a down market considers the separate and shared roles of price and timing and how it’s important to have a game plan when it comes to negotiating the deal.
On this matter, DeVlieg says, “The reality is, if the house is priced fairly and your house is in a condition that appeals to the average buyer, you should be able to sell your home regardless of the market.”
Dos and don’ts
In a section on preparing a home for sale, the authors furnish a variety of useful tips, from how to manage clutter (get rid of it) and whether to use air fresheners (avoid them at all cost), to what to do with the children and pets during showtime (guess).
“There are some very inexpensive things that you can do, or that you should avoid, when you’re selling your home,” DeVlieg says. “Remember, you’re selling a valuable item, so you should make sure that the product you’re offering is useful and appealing.”
“Getting the Best Deal When Selling Your Home” also includes detailed sections on how to screen prospective buyers, closing the deal, tax advantages, a glossary of terms, a moving checklist, budget forms and a spending register.
