All building permits and declarations of property ownership are present. This may seem self-evident, but many developers start with the sale and construction before the required permits have been issued. In that case, any problems obtaining these permits will lay with the new owner.


All permits and legal matters for obtaining property, as well as the construction firm and the businesses of IPI, have been extensively inspected by an independent specialized London based lawyer. According to this inspection, called due diligence, all the necessary procedures have been met.


Guaranteed proof of 100 % ownership. The deed for the delivery of your apartment will be drawn up in Arabic, provided with a translation. The signatures of foreign affairs on the title deeds will be legalised by the Royal Netherlands Embassy in Cairo.

Five-year guarantee on the construction. In the unlikely event that you are confronted with structural or design-based imperfections or faults, then they will be remedied without any cost to yourself.


All payments and remittances will go through Stichting Derdengelden IPI (Third Party Foundation IPI).


A Dutch bank guarantees the proceeds of the apartments; Stichting Derdengelden IPI pays them out.
