My elementary school teachers always encouraged our class to raise our hands and ask lots of questions. At first every one of us was anxious for the attention of the teacher and furiously waved our hands in the sky vying for attention. This inspired us to learn about all aspects of life by asking questions. I remember going to the ice cream store and asking about each of the ingredients and flavours in the various kinds of ice cream to ensure I selected the best. All those questions just to purchase a $2.00 ice cream cone! As the years passed I noticed people became more and more reluctant to ask questions or participate in class discussions.

As we mature we sometimes get caught up with the responsibilities each of us have with our various lives and forget the basics. Have you ever made that rushed decision because you felt you must, without asking the right questions first. I myself am guilty of such an offence. Often the problem isn’t remembering to ask the questions, but rather we’re not sure what questions to ask.

As you begin thinking about building your new home you need to know you’re making the best decision when choosing a builder. It was important to ask the correct questions when selecting the $2.00 ice cream cone, now imagine the significance in asking the right questions when selecting a builder.

Let’s not forget it is your home and your money; therefore, let’s be sure to ask the right questions before signing on the dotted line.

Questions for Builders

1. Have you worked on many projects similar to my own? Can I view examples of your work?
2. How long has your company been in business?
3. What would be your timeframe to start? Finish?
4. Explain your processes and systems. What I can expect while you are building my home?
5. What kinds of insurance does the builder carry?

Note: Your builder must carry at least three types of insurance: personal liability, worker’s compensation and property damage. Ensure to ask because if your builder doesn’t carry these types of insurance, you may be held liable for injuries or damage that occur on the job.
6. Are you a member of the Canadian Home Builders’ Association (CHBA) or the Saskatoon & Region Homebuilders’ Association?
Note: Membership in either Association shows a builder’s committment to honest dealings with their customers.
7. How many people – direct employees – work for your company? What work is contracted out?
8. What is the average number of jobs you do at the same time? How many jobs does your company have in progress right now?
9. Do you have a predetermined supplier list or can you choose the materials from any supplier you wish?

10. What steps do you take to improve the energy efficiency of the homes you build?
11. Do you offer a warranty? What is covered and not covered under the warranty?
