Oily, surfactant-based window cleaning detergents commonly used today reside on building surfaces and attract environmental pollutants such as smog, dust, dirt, minerals from the tap water, sulfur dioxide, nitrogen oxide and particles from rain. Each time it rains, these substances combine to create a new mixture that is then washed down the exterior surface of the building. When the water evaporates under the sun, the mixture is left behind to cause stains. Typically described as "runoff", "haze", "smog stain" or "iridescence". Then, unknowingly, a well meaning window cleaner attempts to remove the stains or the hard water mineral deposits with readily available acids and strong cleaners which then can cause a bluing or iridescent effect to the exterior reflective surface. This can also cause the pyrolytic coating to fail and flake off or turn dark if an abrasive is used. Not only does this smog stained glass look bad but it's also wasting energy. How so?
When the pyrolytic coating is clean and shiny and reflective, it reflects heat and sun! When it turns yellow and brown, it absorbs heat. Since this glass is usually single pane, it tends to transfer the heat energy into the building, raising the interior temperature, costing more money and energy to cool the building. When we first were contacted with this, we tried to find a readily available solution to the problem.
