Phase 1 Environmental Site Assessments have become the standard for screening real property for environmental issues prior to purchase.

Phase 1 Environmental Site Assessments have become the standard for screening real property for environmental issues prior to purchase. Also, banks will require these reports in order to issue a real estate loan, so if you are planning to sell your property, it is a good idea to have a Phase One report conducted prior to putting your property up on the market.
The Phase I Environmental Assessment should adhere to ASTM Standard E-1527-05 in order to be accepted by most lenders and to provide the user with Landowner Liability Protection. Phase I Environmental reports should include: site inspection, records review, and conducted by an Environmental Professional as set forth by the EPA in Code of Federal Regulations 40 CFR Part 312.
If a Recognized Environmental Condition, an industry term, is found for a property, you may have to conduct a Phase Two Environmental report. These reports should be conducted by a Professional Geologist or Professional Engineer, with much experience in this area. Property uses that can require this level of environmental study include: gas stations, dry cleaners, hazardous chemicals companies, machine shops, plating facilities, refineries, etc.
