GXPOUR100 S MODE OF OPERATION
GXPOUR100 is not a real estate agent or a property dealer. Its business consists solely of negotiating for you the price that you want to pay to purchase a property that you have found by yourself. Most of GXPOUR100s colleagues who negotiate for you are former sellers from the area of your purchase. With their experience, they have the ability to counter the arguments developed by the sellers.
For example: you have selected a house in a pretty village in FRANCE, which is offered for sale for 150,000. You are really interested in that house and you have the money to purchase it. But, you would prefer to purchase it for less, especially since a few improvements will be required. As a foreigner, it will not be easy for you to lower the price since, first, you are not fluent in the French language, which makes it difficult for you to counter the arguments of the seller or the negotiator of the real estate agency handling the sale; and, second, as an English purchaser, you are perceived by the French as someone having a lot of financial resources, so why should they do you a favour? Especially, as they will probably tell you, since this property is unique and ten other persons are on the waiting list to purchase it.
But between us French well, we understand each other! That is why the commercial approach will not be the same. Assuming that you assign us to negotiate your purchase, there are two scenarios:
We accompany you to the site to negotiate.
Or we negotiate by ourselves. The second scenario is preferable, because the seller will know your identity only at the last moment e.g. when the final price has been lowered. If you choose the first scenario, it will be preferable to meet beforehand to prepare a strategy for negotiation.
For example, you could introduce our colleague as a long-time friend. The seller must not suspect that he is dealing with an expert in negotiation.
Now, assume that, after intensive discussions, we obtain a final price of 115,000, equivalent to a reduction of 35,000. We deduct from this sum 13,813, corresponding to 33% net of taxes, as a commission for our service. Your house now costs you 136,186, and you have saved the total sum of 21,186 .
Finally, if the seller is very tough and absolutely refuses to lower his price, we do not insist, our job is not to have you lose the purchase. In such case, no commission is charged; that is the end of the matter for us. You have nothing to pay (refer to our terms and conditions of sale).
As you can see, you take no risk, except a chance to realize a saving on your purchase price.
